My sincerest apologies, i have been uberbusy with extending our terrace and starting a new business, smoking meats and baking sweets. I think you have been given great advice on here, experts, which i am far from... not being from here, i am not able to comprehend how people can make two rooms from a 24 sqm area including a staircase. That being said its obvious it can be done. I have a suggestion that i don't even know if its possible, but what about a ladder attached to the wall for access to your loft/attic/mezzanine? I label all three because its a nightmare getting proper terminology and if you will be inspected it could create problems at least it did with us as it was labeled mezzanine with some inspectors, while others call it an attic and to me its a simple loft, really if you will be getting permits which will be needed if you want to go pagibig or housing loan route, its best to get your prescription meds in order now. That being said my loft i am trying to attach images of is about 4 meters by 3.5 meters. lowest point from floor to ceiling is 2 meters high. Apparently i am having problems uploading images, if you want to see them perhaps you can email me at @yahoo.com">tibetraven@yahoo.com, will be happy to send them via email. Every time i try to upload photo it tells me i don't have permission to or am not logged in so i log back in and still gives me same message, have resized photo already and still not working so best to email if you really want to see photos.

Sir, you can buy those pull-down attic stairs para dyan sa loft nyo. 🙂

thats good there is pull down stairs available, however, i was suggesting an installed ladder along the wall. no hinges needed just a cheap and simple ladder that could be built by hand mounted to the wall permanently, maybe extending from the wall a total of six inches? anyway, i doubt my suggestion is feasible or desirable, it was something i had considered doing on my loft, but i had so much space over my new stairway i just continued it up to the loft with little problems, just thought a ladder type access to the loft would be ideal in a cramped sort of space as it appears the thread starter here has.

depende yan kung sino gagamit nyan, Sir. kung may batang aakyat, i won't advise using a wall-mounted ladder. mahihirapan yung ibang gagamit unlike sa pull down.

Brethren, any contractors here around Santa Rosa Laguna area, I have plans for bidding po...

Here are the plans: PAKYAW po... Labor ang bayaran, materials to be used I will provide...

A. 2nd floor renovation
> Ceiling frame using metal joists (i.e. angle bars & square tubes)
> Tiles
> Room Partitions and ceiling using plywood

B. Mezzanine / Attic
> Plywood as flooring underneath metal joists, stairs with tread & rails

C. Ground floor extension (no need roofing)
> Dirty Kitchen
> small laundry area where a washing machine can fit
> Bathroom

A contractor quoted me 200k for all of the above... including electrical and painting...

Hi Fielster, I saw your material estimate. Just a quick question. How high is your wall for the extension on the ground floor? Wala po bang columns and beams yung extension mo? Included rin ba sa design mo wall footings? What is the design of your stairs going to Mezzanine/loft/attic? Do you have details for this?

> Wala na po, just a front wall with windows na mag-serve as a facade to cover the service kitchen & the bathroom, facade wall lang ang idagdag sa extension, the north/west/east walls ay nakapundasyon na at mayroon ng support columns/beams...

Included rin ba sa design mo wall footings?

> Hopefully para sa facade wall lang...

What is the design of your stairs going to Mezzanine/loft/attic? Do you have details for this?

seems you have a solid plan in place, i like the photos of the stairs, either one would seem good really and minimal impact on space.
