building permit for a garage

good day i live in quezon city and im planning on building a detached 5x6m garage. and my material of choice is light gauge steel frame and long span or GI sheet for walls and roof . similar to these kits available abroad.

do i need a building permit for this? i mean garahe lang naman siya diba and mga 30sqm lang naman. and the materials are pretty light weight

I remember sometime ago that there is a book in National Book Store that explains about government requirements on construction, iirc it also lists government fees and taxes.

The title seems to be Building Code of the Philippines, pretty much written like the Phil. Electrical Code or Phil. Mechanical Code.

You can refer to this book (or browse through it if stock is available) incase you wanted to be careful, or if any other info is not available.

IIRC, the NBCP (national building code of the Philippines) would require one. even a fence needs one. I would look through my copy but it's back in the Philippines. I did chance upon an online copy before. googling for it might help. HTH.

Safety first - always wear face/eye/ear/hand protection as a minimum.

is the plot of land you intend to build the garage shed exposed? or is it fenced up (so people outside cant see)?

I personally wont bother with building permit.

But if it is necessary.... if you do it PROPERLY it will take a good 1 - 2 months... This is 1 - 2 months of LEGWORK.

If you want an expedited process... the one where what you pay DOES NOT reflect in the reciept. It takes 2 weeks.

To make things complicated the plans you submit must be CERTIFIED by a licensed structural engineer and/or electrical engineer (if appropriatelyt required)

ive just finished reading the building code and whew was it detailed.
honestly ive really been thinking about just doing it without a permit. since most houses here do home improvements and extensions without one.

also the lot is fenced but the gate sits low enough that people can see from the outside. ill probably try to keep construction discreet so i dont attract any govt people. i really cant justify the amount of work and money required for a permit for a garage, also i really hate dealing with govt offices:mad:

Just make sure you don't have construction materials (sand, concrete, HB, etc) in plain view.

Dumb mistakes will always be dumb mistakes, unless . . . . you learn from it, and then it will be learning experience.

for a house.. it costs around 20-30K... expedited process

non-expedited should be less than 5K

for a shed... i might suspect the municipal engineer will tell you... "huwag ka na mag apply.. ok lang yan" 🙂

the problem here is you have to draw up a blue print and have it certified by a license structural engineer which will cost you... 10 K for a signature or 5K.... i think

yeah I guess the requirements will be the drawback. it is upsetting how govt. has made red tape and corruption a norm, that going thru the process must be a pain you always want to avoid.
but if the shed you intend to make will cost around 10k only, i do not think the permit will cost so much as well.
anyway, however it turns out, good luck on the shed build.

I think the most time consuming would be the flooring and the frame. Once those are erected, tack the walls and roof with the sheets in a flash.

I doubt if people would even notice, they would just be amazed that a shed suddenly mushroomed :p

I think as long as you do it discreetly and without making much noise then you wont have a problem. Its usually the neighbors who tell the city hall about construction without permits..

@beebeenator yep read some parts of the building code, stuff that had to do with sheds and garages. :p

i think the hardest part is getting it signed by an engineer. because i dont know any:)

too small a project kasi to bother with red tape. plus parang thats a temporary structure.

here is what i would do if i was in your shoes.
1. pre the area where u are planning to put the shed. pour in cement slab if thats what you intend for your flooring. (i would)
2. pre assemble the wall frames. its easy to do 3m length x 3m height walls and just lay it flat sa loob ng lot mo.
3. if you are planning to use long span, do na din your trusses as this would also take time. still, its light enough na even after assembly its still easy to lift it up. 2 person can lift it end to end. you have to do this na para you can have the frame measured and you can order the long span na.
4, after all this is done and all materials are complete you can assemble all of this in 3 days max. heheheh.. do it on a long week end.
5. Tadah!!!!! done deal

Or cover the area with something muna as if for privacy purposes lang then you may build it with confidence.
