Cost-efficient long lasting paint materials

Good day, Gentlemen!

We are planning to repaint the interior & exterior of our 3-storey townhouse [approximately 160sqm floor area] located near Taft Avenue, Manila and would greatly appreciate your input on several of our concerns regarding what type of paint materials we should use.

The existing paint on our stucco [both interior & exterior walls have rough, textured surfaces] walls are still in good condition – no bubbling or peeling, except a little in the laundry area. The problem is, aside from being old and grimy, because of the location of our home, the wall have turned greyish-black in some portions due to pollution & dirt. I have tried cleaning them but they don’t come off anymore. Thus, the repainting project.

I am hoping to seek your valuable advice on the following points:

INTERIOR & EXTERIOR STUCCO CONCRETE WALLS
DAVIES SUN & RAIN ELASTOMERIC PAINT vs. BOYSEN® ELASTI-KOTE™ ELASTOMERIC WALL vs. FLEXSEAL™ ELASTOMERIC PAINT
1. In terms of coverage, durability & long term cost, which would be a better paint? We are just sticking with basic beige or tan & white so selection/range of colors is not a priority. I am hoping to be able use just one coat of paint & as mentioned above, since the wall become dirty within a couple of years, I am looking for a paint that we can scrub/wash & not come off.

INTERIOR WOOD
2. Also, would you recommend using these paints on previously painted solid wood cabinets & ceiling trim/moldings? Para sana isang pasada lang.

3. What type of paint do you recommend for wood or gypsum ceilings? Is COATSAVER SOLO LATEX ok or is there a cheaper/better brand? Is there a special kind of paint that we should use for the bathroom ceiling?

4. We will have our stair handrail & treads sanded & re-varnished. I am happy with the state of the current varnish – I can mop it with a damp mop & it doesn’t get dull but I want a different stain/color to match our wood furniture.
- What brand & color should we use to achieve the stain [attached picture]? I believe it’s called black or dark walnut.
- Is DAVIES POLYFLOOR, which claims to be water repellent, a good choice for the topcoat or there another brand that is tougher? Or even better, is there a varnish that would NOT need a topcoat but is water repellent & tough?

CERAMIC TILES
5. The white glazed ceramic tiles on the floor of our living/dining area are also badly stained with numerous minor scratches. Dirt stains settles in the small scratches so even if we clean them thoroughly, after a while, the scratches are again very much visible. I am planning to have the grout touched up & the surface sanded lightly to address this. How do I restore its gloss & shine? Are DAVIES EPOXY PRIMER 92-00 White & DAVIES EPOXY SEALER ideal or is there another product that we should use? It is a high traffic area, & with the dining chairs being pushed around a lot we are hoping to find a product that will not peel off.

CERAMIC ROOF TILES
6. Our ceramic roof tiles [some portions are angled in such a way that you can see it from the front] would also be needing a fresh coat of paint, is DAVIES ROOFSHIELD a good option or can you recommend a better brand?

In line with this, we would also want to improve the waterproofing of our roof because sometimes the water drips down the side if the interior walls if it rains too hard. It is recommended somewhere in this site that rubber or asphalt type waterproofing should be used specially if the cause of the leaks is that walls are settling/moving ever so slightly. Where can I find rubber or asphalt type waterproofing materials & what brand is best recommended? How much would this cost approximately?

Well here is another buried and un answered new query by a new member.

I can give some answers to some of the questions, but............... I think its better answered by our several reliable contractor/architects here in the forum, they can give you sound and worthwhile advises and tips for your home painting and repair projects. :2thumbsup: :massbounce:
