Hello,

My family is planning to upgrade our house from semi-cottage to a 2-storey concrete home. We are in a tight budget so we would like to save some interior finishings that was built in the house.

1Q. Only the kitchen has plywood ceiling, so how will it be protected if concrete will be use at 2nd level's floor?

2Q. What would be the economical yet effective roofing style?

Hello, I am sorry. I am new in here. By the way, the only option to add a picture is to put web link instead of .jpg file. Here is the link of the photos in our house.

The album also have the floor plans that I created, which will be the plan for the upgrade.

Our plan is to remove the metal roofings, wood frames/brackets and wall, because termite is one of our biggest problem. So, I thought of upgrading it into all-concrete home.

Second level flooring:

Since we have to keep the first floor's ceiling, how do you protect the plywood ceiling if we plan to have concrete floors in the second level of the house. Can we use the metal roofing that we are going to remove from the roof as the bedding to block the heavy concrete from crushing the plywood ceiling? Or can we directly fill the plywood ceiling with concrete upon building the second floor.

Roofing:
The last photo in the album, I just took that from the Internet to get some ideas for the roofing styles. On the left side of the house, I assume that it is the concrete style of roofing. would that be less expensive, low maintenance compared to metal roofing?

I hope that the information I provided would further clarify my questions.

Hello W2L,

Man, what you are planning is a major renovation or makeover of your house and that will not be easy if you are living in that house. Based on the pictures you have shown, you have a very warm and nice house but I think personally you will have to vacate it for the meantime during renovation/construction.

First of all, the plans you showed, I can't understand it, I can't even read it, pencil marks are kinda blurry and vague. Well of course its just natural that if anyone wants to add a second floor to an existing bungalow type house, they have to remove everything what's on the above/ the top portion, everything. From roofing, down to the ceiling, sad to say. 🙁

Regarding your Second level flooring :

If you are planning for a concrete flooring on the second level/floor, ha, this will be tricky, yes you can use your old GI roofing to catch the concrete that will be poured above but..................that will not stop the water content of the concrete from seeping through the lap joints of the metal roofing plus one very BIG PROBLEM here is this question, What will support the metal roofing and the overall weight of the drying concrete cement ? None ! IMHO, you will have to remove your existing ceiling, everything because there will be some preparations needed in the construction of vertical,diagonal and horizontal support underneath that will be carrying that dead load weight of fresh concrete cement. Expect too that your existing finished beautiful flooring might be stained or damaged. 😮

So not to be so surprised or saddened with the possible situation, may I suggest consulting or hiring knowledgeable professionals in the field of construction like an architect and a structural engineer so they can explain and show you the right procedure/way , everything before you commit yourself in your plan of major house renovation. What you are planning can be done but its not that simple, there will be specifications and standards to be followed to make sure everything is done properly and safely during and after constructions.

I will not discuss anymore about the house roofing, let the architects do the designing !

Thank you so much for the time and the input, Rosa. I really appreciate it. I do not have a background in architecture nor construction that's why it would be hard to understand the floor plan I created.

My late Papang slowly built the house with a least one assistant with him. So, I am happy that you notice the warmth in the house because it was built with love. Unfortunately, my father passed away 7 years ago because of stroke. The budget that I set aside for the finishings was used for his burial instead. It was really hard to lost a loved one and the only male in a family whom we depended for a lot of stuff.

Three among my sisters are working and so they wanted to have their own bedroom. I'll ask them to consult an engineer.

I wonder if anyone can suggest an ecomical yet effective roofing style for a box type house?

Oh, so sorry too for your loss, I know its so hard to loose people you love so much but that's how it is, life is a cycle and we just have to move on till we ourselves reach that point that its our time naman to go. My condolences to your family.

I agree with Rosy that a pro contractor/consultant should be tapped for this undertaking. Someone should be able to put a benchmark on your project in terms of cost and potential traffic or logistics. Don't settle for a singular offer. A second or third opinion will give you a better ball park for your budget before you decide to go through with it. At least this will eliminate the hassles of an unfinished build not to mention a worrisome dislocation should your budget wane. Also be meticulous with contractor selection. Get as much info about your potential builder or at least get referrals from friends who can attest to someone they have recently done business with. If it isn't too much, may we know where or what area are you from? There are contractors and consultants in our community that might be able to help you. Maybe one of them is near your area. 🙂

Willy F and I are from the eastern side of Rizal province, but perhaps he can suggest some contractors for you. I consider him one of the real best professional contractor wood worker here in the forum.

Anyway, you can send a PM to another member, name is horge and he is practicing architect and thanks to him he is active here sa PHM. Another one to send a PM is bryant77, they are a husband and wife team doing architectural designs and interior designs as well, active too sa PHM.

Maybe you can consult with bro horge and bryant77 of your project/plans, maybe they can help ! :trampoline:

They have excellent background and vast experiences in their field of profession. I have had the privilege of working with Sir Bryant77 and his SWMBO and they are really good with their work.

I am a father of 2 girls and I could just imagine what you went through losing someone who gave his best to his children. I myself worry about this matter whenever a crisis falls on us like Ondoy and Habagat but really thankful my girls manage to pull through. I hope someone from the community nearby your area could help you. Guys, if you can share some advice, contacts and info for our dear friend here she could use your help.:)

Yes Willy, it was really hard. Try to live longer for your family by choosing healthy food to eat.

Btw after Ondoy, we were affected from the flooding in Pangasinan and that is another reason why my family need higher elevation. Water almost reached through the second floor of the house.
