house improvement po...

Hello kababayan! may ilang katanungan lang po ako tungkol sa home improvement...
may bahay po kasi kaming kinuha sa pag-ibig housing loan at 3 years na lang ay patapos na naming hulugan, isa po itong row house na up and down type. may sukat po itong lot area 36sq mtrs, floor area 42sq mtrs. nais ko po lamang itanong kung mgkano ang magagasta ko kapag pinagawa ko po na maging concrete na ang aming bubungan upang magamit po namin bilang 3rd floor para sa kusina at labahan na rin. at iyun pong harapan namin ay malagyan ng terrace sa taas at extended na rin po sa ibaba. rough estimate lang po ang kailangan ko upang mapag-ipunan na rin po ang posibleng magagastos namin para dito. sana po ay matulungan ako ng mga kababayan ko dito na may alam sa ganitong bagay. maraming salamat po sainyo...

rough estimate?multiply mo yung floor area sa 10000php rough finish, pero ang mga contractor would estimate it @ 12 to 15 k per sqm

Hey brad ericks,

I guess it would be wise that you seek or find a civil engineer, an architect or a good contractor where you can ask your queries about the possible concreting of your roof as additional flooring space and some additional constructions pa. They will be more in the position to ask and give you specification for the project, kasi before they do that, I think they will have to know the strength and capabilities of the house constructions.

rough estimate?multiply mo yung floor area sa 10000php rough finish, pero ang mga contractor would estimate it @ 12 to 15 k per sqm

Ito din estimate ko, but be careful ha sa pagtawad and pag consider ng builder. Marami milagro sa construction.:(

be careful ericks kasi baka ang foundation ng bahay nyo ay para sa 2 storey house lang and sabi mo row house yan . kaialangan sigurado ka sa tatag ng pundasyon ng bahay mo

Yes, bro spykersetter is right and that is what I meant also in my first reply here. We are not scaring you a bit but just letting you know that before you push through with your plan eh make sure of the strength and built of your post and foundation, that's why I said before to seek a civil engineer or an architect or probably a structural engineer to check your house foundation plan.

Also if you are pushing ahead with your intended project, you will need a permit from the office of the municipal engineer also for inspection and compliance. 😉 🙂 :rolleyes:

Aside from foundation and permit suggestions mentioned, you will also need to look into waterproofing.

My home has a large deck/veranda, two balconies, and one roofdeck, all exposed to the elements, and all leaking. They didn't leak in the first 5 years, but now they do. After the rainy season, I will engage a contractor and spend a considerable amount to re-waterprof it.

Do some search in the forum. There have been some good discussion on deck waterproofing.

baka sa arrngement ng bakal for the slab yan sir yung mga pinagawa kong bahay d2 hindi ako nagkaproblem sa leaks, we didnt use any waterproofing chemicals na hinahalo sa cement, yung mga apartment namin it take 4 to 5 years bago maglagay ng 2ng floor pero d nagrereklamo yung mga nasa tenants sa 1st floor na may leak sa slabs/kisame nila
