Finally, after a 2-month delay (Sep was our target start date), we have finally started with the construction of our house last Nov 12. My Home Automation project will have to take a back sit for the next 2-3 months to devout all of my time in monitoring the progress of the construction - on budget and on schedule ...

Sharing ... as an owner monitoring everything ... the first problem i encountered is delays in the delivery of materials (rebars, cement, gravel, and sand) even on the first week of construction, especially here in the province ... to resolve it, i talk to the owner of the hardware and told him straight, if this week, i still get delays in the delivery, i'll look for another supplier that is reliable. i also cut down the advance paymts from 100K to 50K to show that i meant what i said ... the last thing you want to happen is to pay 10 workers a day doing nothing ...

Week 1 (Done) - clearing, preparation, and layout of the house ; digging and foundation pouring for the 10 columns of the house ; started with the installation of the foundation tie beams ...

Hi Boo. It would be nice if you can attach pictures of the house construction. It will be heartwarming to check back in this thread say, 10 years later to look at the fruit of our labor. 🙂

Week 2 (Done) - completed all the foundation tie beams of the house (10Mx9M) ; completed 1/F slab (10Mx4.5M) for the 2 bedrooms and 3 toilet/bathroom ; consumed 30 bags (slab only) and was completed in 1 1/2 days of manual mixing and pouring ; the goal for week 3 is to complete all the columns and beams of the 1/F and the mezzanine slab (kitchen and living room) ...

attached are the photos of the end goal of this construction ... bahay kubo motif with a little inspiration from the concrete stilt houses of my local friends which i have seen in brunei during the 1980's while working with brunei shell lng ...

Week 3 (Done) - completed the pouring of the mezzanie slab and all the columns (7) of the 1/F bedrooms. after 1 week, (all the tukod can be remove) workers can start with finalyzing the open area under the mezz slab which will be the laundry area and rest area. its like the "silong ng bahay kubo". they will also finalize the outside plumbing (water inlets and drains) of the 3 T/B (1/F) and kitchen (mezz slab). for week 4, the goal is to complete the pouring of the 2/F slab and if possible, also the concrete roof of the kitchen area. i hope typhoon ruby will have minimal impact here in south cotobato, otherwise pouring cannot be done if the rains are strong ... cheers

Week 4 (Done) completed the 2/F slab on schedule. we were lucky that typhoon ruby did not have any impact here in tampakan, south cotobato. there was no rain, it was sunny all week :-). piling of CHB has started on the 1/F and it was 40% complete by end of week 4. the holes for the septic tank and the catch basin has been dugged, it should be completed by end of week 5 together with the all the plummings in the 1/F. also completed is the concrete stairs to the mezzanine floor leading to the main entrance of the house.
we have not started, as planned, on the kitchen area columns and beams as all the coco lumber was used up in the 2/F slab and it still cannot be removed, need at least 1 week (minimum) to remove all the slab support.
target for week 5 is to complete the finishing of the 1/F, laundry and work area under the mezzanine slab, drilling of the deep well and installation of the pressure tank.

it's been awhile since my last update. i was just so busy with the house construction ...

finally, after 13 weeks, on Feb 22 we have finally completed the pouring of the 2/F roof slab of our house. it was a challenge as everything has to be done manually by my workers ... with a detailed planning with my foreman, we were able to accomplish it 🙂 ... the first to be completed was the kitchen roof slab of the mezzanine floor, materials (cement, sand, and gravel) had to be carried in sacks to the 2/F area where the mixing of the concrete was done ... next to be done is the living room (double volume) roof slab of the mezzanine floor. the materials was carried in sacks to the kitchen roof slab where the mixing of the concrete was done ... lastly, the roof slab of the 2/F was done. we installed a pulley on the living room roof slab to pull up the materials. all the materials had to be manually hoisted up to the living room roof slab before mixing of the concrete can start ... and on Feb 22 topping up of the structure has been done 🙂 ... cheers

the first (ground floor to mezzanine floor) of the 3 stairs of the house was setup yesterday. the stair post is of santol hardwood and the steps is of red lauan hardwood. instead of putting the steps on top of the post (based on plan), i change it to be in-between the 2 post. this is to give more highlight to the thick post (2"x12"). it was really much harder to do (they have to chisel each of the step's location precisely in the post) but the end result is great and me and my wife was really estatic of the end-result. the dark areas of the santol wood just gave it (post) more personality :-). the stairs is not yet properly finish, it was just sanded once using a grinder with a flat disc sandpaper #36. even with only this, the nice grains of the hardwood is already visible 🙂 ... can't wait to see the next 2 (mezzanine to 2/F and the floating stairs from the family room to the roof deck) stairs completed in the next 1-2 weeks ... cheers
