Please help !!

What's the best way to prevent moulds, algae and fungi ( LUMOT ) build up on concrete pavement driveway that is always exposed to rain and shine ? I have tried and experimented on a solution made by Solignum from Jardine Davies but not quite satisfied with the result.

Is there or are there other way/s to prevent moulds build up ????

Thanks in advance !!!!:thanks: 😉

Re: How to solve molds build on concrete pavement

I have the same problem. My son already slipped once because of the algal growth.

Right now I just use a long-handled scrubber to remove the lumot. Its good exercise, actually (considering I don't get any).

Then we'll forget about it until 2 or 3 weeks later when someone almost slides across the driveway.

Re: How to solve molds build on concrete pavement

I have a landing area or bay, about 9 meters X 9 meters before reaching a ramp going up of about the same size before entering the covered garage under the terrace. This concrete pavements are rough and has accumulated moulds/algae ( LUMOT ) on the entire surface that is so hard to walk on.

What I do for now and during this rainy season is to spend almost two days scrabbing the concrete surface with steel brush and water to remove these " LUMOT " and to expose again the rough concrete surface.

Minsan nakaka pagod na kasi, 😡 this is done every month until the rainy season is over. 🙁

Any substantial tips to stop this algae/moss from coming back and again cover the concrete surface ???

Re: How to solve molds build on concrete pavement

Maybe Clorox/chlorine bleach to kill the algae/moss? Will dead algae/moss still be slippery?

Dumb mistakes will always be dumb mistakes, unless . . . . you learn from it, and then it will be learning experience.

Re: How to solve molds build on concrete pavement

There are numerous products available classified as stone sealers in MC HOME DEPOT and other builders outlet. They come in matte or gloss sheen. I think Novtech is one brand i came i across with w/c is designed for solid stone, Terrazo, and driveway paving stones. They are usually imported from Malaysia or UK. There is a company called QUALITY CONCRETE CONSTRUCTION PRODUCTS PHILS, INC. i came across about a year ago but i lost their contact number. They also sell solvent type concrete sealers for such applications.

Re: How to solve molds build on concrete pavement

@ bigfoot and @ willyF,

Thanks guys for your inputs, I'll try both suggestions and see what will be more effective and economical . I'll experiment on the clorox / chlorine bleach first on a small portion of the driveway and try the suggested Novtech brand on another small portion of the driveway.

CEMGUARD
http://www.qualityconcreteasia.com/sealers.htm

Cemguard is a clear, penetrating sealer and hardener with a silica quartz base that hardens and waterproofs concrete. Cemguard is a water-based product, an excellent pre-treatment for finish sealers to prevent moisture problems. It does not add shine thus, the appearance of the surface does not change.

Available in 1 gal and 5 gal
Coverage Rate 6.58 – 7.90 sq m/ L

Re: How to solve molds build on concrete pavement

My experience with stone sealers is it does not prevent the algae growth. It will for sometime make the appearance of the stone it was applied to very nice, count 2 months and it goes back to the original color. I have this project at hillside estate that eventually ended up na we have to reseal the stone cladding every 4 months to make the stone look nice again. I'm thinking Lang, if you are not up to the task of re sealing every now and then since chemicals ar expensive, I'd do the foolproof way of scrubbing, unless the chlorine works, that's what I would go for.oh,the sealers we use as hillside are the ones that cost 800 for half a liter. The other brand, bangwel is 5k per pail, we also use it for outdoor

Re: How to solve molds build on concrete pavement

Hey bro ernie_serrano,

Are those sealers that so expensive ??, my oh my I might just settle with periodical wire srubbing of the concrete pavement, but still will have to try the suggestion of bro bigfoot and yet also check out WillyF and jarods' suggestion since I don't really need to beautify the pavement but only to seal it probably to prevent build up of moss or algae.

What I tried before was the solution from Solignum brand called "STOP MOULD" at 380.00 plus per liter and it says in the label, it eradicates and prevents moulds, algae and fungi. It's for CONCRETE, STONE, BRICKS and MASONRY PRODUCTS. I was thinking, how about again using this Solignum solution after cleaning entirely the concrete pavement of moss or algae, then on top of it after drying, I'll brush or spray it evenly with polyurethane masonry sealer to totally seal the concrete. Will that be advisable, I know that will be kind of expensive but maybe worth trying, what do you think bro, guys, any more inputs regarding this topic ???

Re: How to solve molds build on concrete pavement

Might be worth trying -- ethylene glycol (engine coolant/antifreeze).

See the Chemotherapy for Rot article mentioned in this thread and elsewhere:
Wood Stabilizers
The use of EG as a fungicide and rot preventative/treatment in wood, such as wooden boats, is also mentioned in its Wikipedia page. If it works for wood, maybe also concrete and stone?

Issues: How long would it last before breaking down/biodegrading or getting washed away. The above article suggests that it can remain effective in exposed wood for months if not years. I understand that EG is used as a solvent in some concrete stains, so it may have good penetration depth into unsealed concrete and be able to fixate itself there for some time.

If there is too much (puddle on surface), it could be a slipping hazard. Would it work with just a minimal amount of surface dampness.

I've had coolant leaks on (epoxy-coated) garage floor and the puddle was still on the floor a year or more later. Evaporation rate seems very low.

EG is sweet-tasting and poisonous if ingested, so a problem if there are children or pets around. Options: Some (or all?) coolant brands have bittering agent added; or propylene glycol (less toxic if ingested).

Price -- less than P190/L, concentrated (not pre-mixed), not brand name, last I checked at Ace. Anyone know a lower price per liter for concentrated?

Would be interested to know results if you experiment with this.

Re: How to solve molds build on concrete pavement

Please be cautious of the chemicals. It might do more harm compared to the benefit of eliminating the molds.

Anyway, why do you want to remove the molds? Because it is slippery or for aesthetic reasons?

If it is slipper and the mold is persistent as ever due to our tropical climate, why not install an anti-slip device. something similar to very rough sand paper-like material or even roughing the surface to minimize slippage.

For aestethics, remove the mold manually as a regular exercise hahaha (I have to try this myself).

Re: How to solve molds build on concrete pavement

These algaes/moss really have to be removed for safety reasons, portions of the concrete pavement have become so slippery and I don't want anyone here to accidentally slipped and possibly break a bone or two.

Well not yet for aesthetic reasons, though its a sub base concrete pavement where I plan to install some decorative concrete pavers in the future if budget permits.
