Major Renovation

Our house needs immediate renovation. We intend to have a contractor take a look for an estimate on renovation. I’m on a tight budget, so I need suggestions and feedback that you guys had good experience with. I can prioritize what needs immediate attention, depending on the quotation.
The floor area is around 100 sqm, 2 floors, 4 bedroom. 2 t&b.

Here's what i have in mind for renovation:

Roofing repairs/renovation need to be replaced
- may water marks na case so one part of the ceiling, so malamang may leaks na

Renovate wooden flooring (may have to replace some parts) on the 2nd floor
- the wood flooring have parts na inanay and rotten. depending on cost of labor/material, i may have to replace everything(or not)

Master's bedroom expansion
- the adjacent room will have to be reduced in size

Main Toilet & Bath renovation
- rejuvenate/replace tiles, painting
- replace shower system as it is not working anymore
- replace sink/faucets with one having countertop
- add hot & cold water facility to this bathroom,
- if budget permits, add a bath tub(probably needs to expand the bathroom if ever)

Kitchen renovation
- kitchen countertop and cabinets,
- install better sink & faucet, the one installed now is already old & a cheap set
- add provision for range hood
- paint/tiles

Overall Plumbing work
- to check/fix and make everything working
- to install additional sink/faucets/tub plumbing if necessary

Paint work
- painting of the whole house - interior & exterior

Electrical/Cabling/Phone line checks & service
- the unit has an outlet on each room and hope we can add for aircon and cable tv.

o far, these are what we intend done. Please post if you have any suggestions on contractors and ideas(do's & don'ts) on the general renovation itself based on your experiences.

@ cgbernardo, some things you need to consider before starting with the renovation ...

1. get a copy of the original house plan so that you and the contractor can determine if the structure can support the changes that you want for the renovation.
2. decide on where your family will be staying while the renovation is on-going ... same house or in another place (additional cost in moving out/in, rent, etc) ... if you plan to stay in the house during the renovation, then you REALLY NEED TO PLAN how the work will be done to minimize the inconvenience to your family ... most likely, you may have to do the renovation by phases, like starting from the roof moving down to the ground level.
3. prioritize the renovation work with the goal of doing what is critical (e.g. roof leaks, etc) with little inconvinience to your daily life if you will be staying in the house.
4. do your math on the cost (material and labor) of the renovation so that you have a basis for deciding which contractor to give the project.
5. if you plan to change the interior room/s layout, look at the option of using metal studs/railings/panel boards for the interior room partitions, rather than CHB and concrete which is quite messy if your staying in the house.
6. for plumbing, look at the option of placing new pipes through the wall and just connect it to your existing pipes outside the house ... look at the option of using false walls to hide the pipes inside the house (e.g. kitchen or bathroom) ... as much as possible, avoid putting the pipes inside the concrete as it's really messy.
7. for electrical wires, look at the option of using pvc moldings mounted on the wall for the new wires ... it may not look great, but it's simplier to do and less messy.
