I need advise regarding a construction of a basic 10 room motel each room measuring around 22 to 26 sqm. (maybe 4m x 6m) on the second floor and the ground floor as the garage that measure the same as the room. First and foremost I want value for my hard earned money. House construction as i have read here costs around 15k to 20k per sqm. Would this rate still apply to my planned motel considering it is just a 1 garage/1 bedroom /1 toilet per unit? How can I save on construction costs without sacrificing structural integrity and attractive design? Should I consult an architect first for the design? What would be the first steps that I should undertake? Do you have any recommended contractor? Should I go pre fab like vazbuilt? Would a foreman be enough as long as I have a blueprint from an architect? Your advise will be highly appreciated. Thank you.

yes is true 15-20k to build a house, not including the furniture and other special finishing. the rate would still apply at almost any designed house/s. considering your building a motel you should consider added cost to Fully Furnish it. so expect it might be above 15-20k per sqm. in my experience im averaging 5k-7k / sqm on renovation projects.

yes. it would be best / recommended to consult one.

set a realistic budget, and what type of design you have in mind.

first thing you should ask for some one you know to recommend a contractor. you may save money on fly by night contractor. and the end of the day you will have all the problem that the contractor leave to you.
Should I go pre fab like vazbuilt?
Pre fab will not make it cheaper, not unless you building multiple "identical" units. i think 10 unit is not enough for prefab.
Would a foreman be enough as long as I have a blueprint from an architect?
yes foreman can be enough. but professional supervision is still advice.

Do I pay him after I get the blueprint only?...And let my contractor build base on his blueprints? Or design plans and supervision until the end beacuse he needs to see the project through until finished beacause he has to discuss the blueprint with the contractor? If bluprint only, then the design will be mine alone and he can't use the same design to his other clients because I paid for it? and what can I do if i happen to find out that he used the same design that I paid for for another project? Assuming I ask an architect to make a design and I did not like it....do I still have to pay him? Do I ask him make other designs until he comes up with a plan I do like? Di ba nakakahiya kung abot ang pagawa ko tapos wala ako mapili sa plans nya then i ended up just wasting his time and effort when I ended up with another architect na mas gusto ko ang design? How do I deal with an architect? How much does an architect costs?
Professional fee may vary from every Architect. Architects can charge from 1% to 10% of the total construction cost of the project. For big projects in industrial or commercial, the range of architect's fee is 1% to 3%. For medium size projects the range is 3% to 5% and small ones the range is 5% to 10%. yours may be consider as small.
Example, the construction cost of the house is P2M. The architect can charge as low as P100,000 to P200,000 max. Take note that this fee will be divided and shared proportionately by design engineers also e.g. civil, structural, electrical, sanitary engineers. The architect also has to pay for the plans original and blueprints.
What are the terms and conditions?
you pay the Architect in progressive billing. this will sometime depend on both parties.
