Newbie here, questions on building house from scratch

Hi guys. Im new here. This 2014 I plan to build a house on a 239sqm vacant lot. This is located in paranaque (multinational)

Roughly how much will it cost to build a 2 story house, minimalist, low to moderate quality finishings, parang box type lang (or L-type) maybe floor area of 200sqm total (up and down)with ground floor deck/terrace and small balcony in the second floor.

I just want it to be open type like one side of the house opens to the deck..

Also need your POV. I work in makati and my daughter studies in makati as well. Is it better to get an old condo (php3M for 66sqm ) but the condo is very near school (20-30 minute walk) or build this house instead located in paranaque.

Would like to hear your thoughts on this pls. Thanks

For a 200 sq.m floor area, you need to have atleast 4M budget for the construction.

Comfort and convenience are usually miles apart. It is very rare to have them both in one place but not entirely impossible. Which of the two weighs more to you or your family? Should you decide on your build I suggest you set your sights on a realistic budget w/ allowance for contingencies. You may aim for a 20-25k/sqm build but am sure will most likely gravitate towards the 30k/sqm build towards the end due to the rise in price index w/c usually hovers around 15-17% per year. If you are lucky and can keep the build in less than a year and manage to pull it on schedule then you are most likely to stay on the money. Stay within your original build design and specifications as much as you can. If you can pre-purchase items that are on sale prior to your ground breaking then you are most likely to save around 20-30% on materials like bath fixtures, tiles, plumbing and other accessories etc.. I usually advise a higher budget preparation as it will be cheaper and more practical to plan your construction cost, negotiate a better loan rate and term payment if ever. If you are lucky you won't have to consume your entire budget because some companies/suppliers still allow terms for their materials. Good luck.

I think it would be safe to say that 4m is from low-end to average type finish.

And low quality materials using low quality craftsmanship.... Maybe medium quality craftsmanship pwede at 4m. But don't expect much.

Hey, dude, you would need about 3-4 M, so my response is NO, dude. If I were you, I would buy a new apartment in a new building. It would be more profitable. For example, I bought my apartment from in Florence Residence, because it was really cheap to buy an apartment from them on a construction stage. So I bought an apartment at the last floor and now I really relax when I lie in the armchair on the balcony of my apartment, because there is no roof and at the evenings I enjoy watching the sky

yeah, buddy, totally agree with you, I did the same thing, because construction is the worse deal I've ever faced... I spend so much money... You simply can't imagine...
