hello pinoyhandyman! We're planning on building a small house at the back of my boyfriend's house. Can someone give me an estimate on the bare cost of building this?

It's around 43.21sqm
I'm planning on doing the painting and tile installation, so I'm only asking for the bare cost.

also, what would be a good height for a house like this to have less heat inside? We are also planning for it to have a second floor when we have more money, so the top section would have cement roof.
I contacted a contractor and he said to have it done by 500k all in or 200k labor only. Is this a good price? Should I opt the labor only?
Also all the walls inside would be plywood.

i think the proper price of this is 650,000 estimating it base on 10,000 / sqm.
the top part is around 50% cost of the ground floor. because you want it concrete deck.
height it would recommend at least 2.75m floor to ceiling finish.
make sure you have supervision at all times.
