Professional fee for Architect

Good evening po sa lahat... ask ko lang po,

1.kung magkano ang dapat bayaran sa isang architect para sa cost estimate at design ng isang renovation ng isang bahay, concrete roof deck at front house terrace ng isang 2 storey row house na may sukat na 36 sq mtrs? may standard fee po ba sa mga Architect sa dapat bayaran sa kanila?

2. Ideal cost po "per square meter" ng pagpapagawa concrete roof deck slab?

UAP guideline is 10% of direct cost for design, and another 5% for supervision, IIRC.
However... I've never charged that, because it's too simplistic. Some of the lowest-cost
structures can be the toughest to design, kasi nagtitipid nga, so pigang-piga ang design
and materials specification. Difficulty doesn't necessarily go up with project cost, either,
and then there's economic reality: if you charge too much, someone else gets the job.
I think every architect has their own way of interpreting guidelines wrt professional fees.

For very rough cost estimation, I recommend "Simplified Construction Estimate" by
Max Fajardo, assuming it's still in print. Everything from concrete, wood and steel
works to roofing, electricals and plumbing... generalized formulas are provided and
you only need to provide current unit prices for materials. This will, of course, only
yield estimates of material costs.

Labor and indirect costs are a separate issue, and can amount to 50% up to 250%
of material cost, depending on the project's particulars: a small house in the city is
often easier and cheaper to build, than an identical one on a remote mountaintop.

1. If you could pay your architect from 1000 to 2000 pesos per square meter (1000-3000/Sq.M.) for the project mentioned above that's still just. Negotiation is not prohibited.

2. If you're adding concrete roof deck slab for a carport or no walls below your roof deck slab. Prices could start from 10,000 per sq. meter and up. But then you need professional advice with regards to this matter in terms of structural integrity of existing structure to new additional structure. Often times renovation with addition on existing house cost 150 percent (50% more) in per square meter cost than a house built from scratch. Please seek advice from your architect of choice they can help you. Good luck and enjoy doing your project, remember renovation should be headache free and fun doing you vision come true!

Good evening.
For your requirements % of construction ang best option natin. Now what percentage will it be will
depend on your list of things you want done and the budget available.

If meron civil works, electrical, plumbing involved may effect sa Architect's fee yun since he should
provide complete drawings para ma-build yung gusto mo.

If you can give us more details sa requirements mo we can better give you more specific advice.
1. size of roof deck (i assume gusto mo lagyan ng concrete roof deck yung terrace nyo sa harap ng bahay?)
2. finishes you prefer (tiles, natural stone or stampcrete)
3. what renovations you want sa house
4. budget your willing to put aside for all this.

I have to point out that the flat 10% rate I cited is prescribed by UAP for
residential design... because I'm assuming that's what most PHM'ers
would be interested in.

Computing the fees for designing other types of structures is quite a bit
more involved, as prescribed in UAP 202.3, which separates building types
into 10 groups:

Again, I've always treated the above as a general guideline, and adjusted
my actual fee as the situation may actually deserve, but only AFTER the
client has agreed to engage my services. During preliminary discussion, I
will cite what UAP says, and let the prospective client know that there may
be adjustments, depending on what they want, design-wise.

Hi. May mga gusto lang po akong malaman very related sa architecture. I am currently doing a research about the pricing of an architect in the philippines. Wala po ko msyadong knowledge about architecture. I'm just doing a research in some areas of it. Magkano po ang average salary ng isang architect in terms of their specialization, such as 3D Modeling, Planning and Auto CAD? hoping for a helpful reply. Thank you.

Talented architects and designers have a good income. Every building starts from the site project and the design of the exterior and interior . I am working as an architect and my last project was Parc Clematis http://parc-clematis.com . All the tower blocks in Parc Clematis are tilted in north-south facing orientation to avoid direct west sun facing units. The tower blocks are also build a distance away to give better privacy between all the units .This is a very demanding job, I have to monitor and advise all workers . But i love my profession, it's occupation of my life . I enjoy being involved in many projects and dedicate all my time being responsible and punctual in my project deadlines.
