Re: Residential Design and Planning

What is the expected lifetime of those wooden gates?

JayL,

Steel tubular yun framing ng gate, Iroko yun nasa middle portion.

WillyF can answer your question firmly. According to him they already tested their wood w/ epoxy top coat half submerged in salt sea water over a year.

Not typical, it's a Master Toilet & Bath.

Tiles are Rocersa Ceramica.

Re: Residential Design and Planning

Even locally made ceramic tile like Mariwasa and low end imported tiles installed in your bathroom can make look good by adding few pieces of accent tiles (like mossaic, texture tiles, etc). You can used old stock mossaic or texture tiles usually "on sale" at home depots. You only need few pieces.

Re: Residential Design and Planning

White or cream colored wall and floor tiles can be easily match with dark colored tile. Dark colored tiles will serves as accent tile. It can be installed vertical or horizontal.

hi,

i'm planning to use steel tubulars for our roofdeck fence.

for framing, we plan to use 2x2 tubulars and 1x1 for inside bars.

placement and design would be very similar to your designs on page 1.

any comments and suggestions would be highly appreciated.

thanks

Re: Residential Design and Planning

Hey bro dlegaspi,

MY 2 cents worth idea lang !

If you plan to use tubulars, usually they are considered as GI TUBULARS, make sure to apply several coats of metal primer so it won't rust easily, if it will be covered by a translucent pvc roofing, well in good but if it will be totally open and be exposed to the elements, may I suggest using stainless steel tubings or if it is too expensive, use the GI PIPES (Galvanized Iron) , these are stronger and are not prone to rustings immediately compared to BI tubulars (Black Iron) with walls thickness of only 1.5 mm.

But of course decisions what ever you decide to use is still yours. :win:

GOOD LUCK 😉

Let's wait for bro Bryant's opinion, may be he has better options to give !

Iroko is ok for outdoor use. Even better if you apply protective coating to prolong life expectancy. What we offer is a standard 1 year warranty for contracts that cover supply, installation and finishing. The warranty service can be extended to 5 years or more provided that the client will enroll in the service extension program w/c will cost them no more than 10% of their original contract price per year of servicing. Some of our clients from 3 years back have not spend 2% on their servicing as both the finish and the wood have endured elemental wear.

If you're planning to do a renovation I would recommend to make a 3d model in Autodesk software. It is not that much expensive right now Autodesk AutoCAD 2016 It is highly recommended!
