Advice on repainting house ...

Hey guys!
😉

So we had our house painted 2 years ago by what we thought was a decent contractor:

- rolled on concrete neutralizer (local brand)

- used white primer (local but not watered down) Nation brand?

- used 3 coats of weather-guard elastomeric paint

Of course it's now bubbling, peeling from the rain. I'm not sure if it's due to cheap paint products, number of coats or what?

When I use a scraper the weather-guard comes off immediately, the primer hangs on like glue...

I have no problem having the walls scraped and sanded down to bare concrete and start again - any advice on products available here - or the 'right' way to do this to make it last longer than 2 rainy-seasons?

(the roof is MUCH worse)

The alternative is to just remove all the exterior wall paint (scrape / sand) and then seal it with a good concrete sealer and keep it looking industrial. If we go that route - what's best to remove the paint from a cement smooth skinned wall - chemical or just hiring guys to scrape, scrape, scrape? Is it feasible to do another skim coat of cement or would that crack off?

Any advice from anyone experienced - MORE than welcome as we're at a loss..

As a rule in finishing do not mix bases of your chemicals, ex. Elastomeric primer sealer should be followed by Elastomeric topcoat. It is common among contractors in this country to mix bases due to the limited product line offer of hardwares or worst, they have to cut corners due to their low budget or miscalculated offer to win their projects. Yes you can start over from scratch and there are products w/ a complete range to suit your need for longevity on finishes. PM me your contact details and I shall point you where to start.:)

truth?
it's the cheap paints.

if the primer hangs on like glue, why remove it?
(just be sure that the primer isn't also bubbling or delaminating, otherwise,
it should also be removed).

make sure you have the deteriorated paint completely sanded off and then clean
the surface, before applying another coat of high quality primer, and then, apply the best
quality paint.

denser stronger sealed & protected concrete
industry standard cost effective specifications

Sir if mag re-paint po kayo my advice is to scrape nyo nalng po yung paint, end if my mga
tira-tira ok lang po yun, tapos po gamit kayo flex seal primer, tapos flex seal elastomeric paint
ok po brand yan. ginagamit ko po yan sa loob ng fish pond ko.pwede nyo rin po lagyan ng emulsion after ng paint. para sa extra protection.
(tip ko lang po nipisan lang nyo po yung pahid ng paint per coating) 🙂

ghost - ano na ginawa mo pre? did you solve your problem now? I'm also interested in this topic. Ano ba talaga ang tamang procedure to get a good paint on 1) newly constructed wall that needs painting and 2) old painted wall that needs new paint.

is it an interior wall or exterior wall?

this is what i have gathered since im now painting the walls of my newly constructed workshop/studio. guys correct me if i'm wrong ha:

exterior
1. neutralizer
2. concrete primer/sealer
3. concrete putty
4. elastomeric paint (i'd do three coats). choose your color.

interior
1. same as numbers 1 and 2 above
2. flat wall as a primer
3. wall putty or masonry putty (i prefer the first but costs 2x the second)
4. latex - flat, semi-gloss and gloss. choose your color. i prefer gloss, its easier to clean. again i'd do three coats

if you plan to go elastomeric, and this is really the best choice for an exterior wall, go straight elastomeric from sealer to primer to putty to finish.

dont mix elastomeric with latex etc. as much as you can.

i've heard you can mix but the elastomeric has to go first. latex is "stronger" (mas matapang) daw so if you put latex first then elastomeric, you get the results of the thread starter ie, the elastomeric peels. but otherwise, i won't mix them all up just to be sure.

For interior new painting
Did you used Flat Wall Enamel or Flat Latex as Primer?

Flat Wall Enamel is primer for wood & Flat latex is primer for concrete.

Some elastomeric paint like Sun & Rain (Davies) or Rain or Shine are self-priming. But for Flexseal (by Campbridge) you need to prime the wall using their own Concrete Primer/Sealer.

In my case I don't mixed paint with other brand. If I used Boysen I will go straight boysen from primer, putty and top coat. Same with Davies & other brand.

of course flat wall latex. i learned from you guys 🙂 and i agree. go straight with brands, lessens the experimentation. on the other hand, i couldnt take the boysen masonry putty and went with RJ London wall putty. ok naman.

exterior wall? i go for sun and rain. like bryant said, its self-priming.

Oh mauuna pala ang primer then putty. Akala ko mauuna ang putty sa primer lol.

Paano pala kung gusto namin gamiting paint sa labas eh boysen na elastomeric? I think they still need to mix this kasi walang ready made na elastomeric ang boysen. Question is, meron bang elastomeric primer ang boysen? Meron din bang elastomeric na putty or any boysen butty will do?

Gusto ko sana flexseal pero nde namin gusto yung colors nila.

there is boysen TITAN SUPERFLEX elastomeric paint, and from the brochure they have 90 ready made colors. and the paint is self priming.
