big renovation - need help

i am so glad i chanced upon this forum site before i sign up with a contarctor.

we are renovating our house of 20 years for which a 1M budget is allocated. for the look and feel that i want, the contractor quoted approx 1.7M which i cannot afford. as it is 1M for me is already paying hand and foot.

to work around my budget without sacrificing so much on the results, our options are these:

1. purchase the design & blueprints, subcontract the labor, and we take care of the materials
2. renovate by phase, like ground floor first, then after some months complete the finishes on the upper floor, then next will be the balcony and the garage, and then the exterior

ano po kaya ang mas magandang gawin? after reading some threads here, i am even contemplating on grabbing a paint brush instead na puro make up brush lang ang alam ko.

patulong naman po.

why don't you tell us what you want renovated? we have good contractors and architechs here who might be of help.
If you do want to grab a brush, we would help teach you, but best be ready as it is laborious.

One thing I know when we built our building. We saved a lot by purchasing materials ourselves. Do research the good sources. Lots of info now on this site.

it will be a major renovation.

1. relocate stairs
2. remodel masters bedroom
3. change lay-out on the first floor - additional rooms and bathroom
4. balcony on top of garage

Post some pictures .... contractors and builders here tend to reply better if they have a better idea of what's up. A lot of members here also had their houses just built. I'm sure they would offer valuable advises.

Important tips they could offer also is how to size up and choose a good contractor or if you so desire hire your labor force.

i will post some pictures hopefully by tomorrow, if not later.

may tanong lang ako mga sirs, is it correct to assume that concrete flooring on the upper floor is a lot heavier than hardiflex flooring on metal trusses (?). will it be relatively less expensive if mag hardiflex na lang ako instead na magbuhos ng semento?

yes it will be much lighter if you use steel frame/purlins topped with hardiflex as compared to cement slab. also much faster to install. if you want to see the feel of that you can go to this sales office of ADB tower along ADB ave. you can pretend to be a buyer, its construction is of purlings, with hardiflex, finished of with laminated wood flooring. we this structure 2 almost 3 years ago.

i have been in your shoes, recently we remodeled a 60 sqm two storey to a 110 sqm two storey with a loft, moving the stairwell and extending the master bedroom as well as moving some walls downstairs. total cost of the build not including cabinets and fixtures was under 1M, total cost we spent maybe 1.4? but we had custom cabinets made and replaced all furnitures and lights.

Lessons learned,

Sit with an architect, find a foreman you trust, design what you want, get your permits, buy your own materials, do not deviate from floor plans, decide how much of your budget will be allocated towards structural and how much you will put towards furnishings, stick to your budget if you don't want to end up paying much much more.

If you can give some areas i could give you a rough idea what to expect, its hard to say if the 1.7M is overpriced without knowing how big your place is. Another thought would be your walls downstairs if you don't care so much about noise issues would be gypsum board and metals studs, it saves time, which saves labor, and allows for easy modifications later. I hope you are still checking this thread i noticed its a couple months old with little activity....

if me, i would start with a good drawing or a blueprint of the plan, then get a good foreman. Renovation is not easy, first and foremost, study the structural frameworks of the house to know what materials is suitable or to know whether putting up additional stair on such location would be costly or not,or maybe toilet.
Then if all plan is set, first: work with the major structure, which is the stair and then the second flooring as you mentioned, then maybe the partition and toilet since there is a lot of plumbing to do, locating the tapping point of the water and waste, electrical wirings then make a pause, since the cost of the structure is more or less constant.
then secondly: slowly do the finishing works from top to bottom (2nd flr to grnd). Now, in the finishing, we can do the budgeting (depend on the type of materials you are choosing). Buy your own materials and contract the labor to a good contractor which if possible, can give you some warranty of the work.
