please advice/help in general patulong

good day mga bossing medyo nobela ito ha so please help me....
nakakuha kami ng house sa cavite through pag ibig syempre excited mag ayos-ayos
but after a year medyo may napapansin ako and here it goes:

* tiles sa labas ng bahay namumuti.... what to do to make it glossy or wet look but not slippery

* paint sa wall nagkakaroon ng bubbles/ lumolobo at yung iba parang pimples na magaspang

* yung kuryente nag bi-blink..

* ang daming ANTS pula pa man din!!!!! may alam ba kayong insecticide:mad:

* then may mga cracks sa wall well maybe its the paint mga ga buhok ang lines pero natatakot pa rin ako eh

* tapos yung ceiling namin nalalabasan yung mga masilya naaninag ko

yung iba di ko na ma remember so please advice naman:confused:

lobo paint = water leak. check roof/flashing, waterproofing, pipes, etc.

flickering lights -> check your electricals, baka may ground, or maluwag na splice. splices and connections must be tight, pati ang pag electrical tape. baka din nababasa.

ok lang ba yung affected na area yun lang ang repaint ko? or buo na?
then yung electrical baka nga grounded is there a tool na malalaman ko na grounded yon?

picturan mo at ipost mo dito para mas ok brader!

posible din, hindi na primer mabuti yung concrete wall kaya lumobo paint after water or moisture seepage..remedy jan eh...yes hard labor...scrape the old paint and paint the right way!

take note also that wood changes with season but i doubt kung plywood ceiling ang haus mo..newly built low cost housing usually will have cementitious boards and less likely to change with season...bka mali din paint schedule?!

pag finishing kasi brader, magastos...dun lagi kinakapos eh...tsaka natural tendency ng homeowner na magtipid sa finishing....end result..years later lumilitaw yung pagtitipid...doble gastos at hassle pa..

mahirap mag waterproofing ng outside walls ngayon kasi maulan..hayaan mo na muna..do all refurbishing sa summer nalang or around november para medyo dry na weather.

a well made house in the tropics like ours will show minimal changes after 10 years.

Yun ants sakit sa ulo yan, tried everything but the bait being sold at true value is the one that really works (for a while nga Lang). Meron bait and meron spray. 2 different brands yon , yun ISA I remember combat and brand. Pricey sya pareho but very effective. Hayaan mo na sir it's rainy season na so I'm sure wala na ants?

For DIY ant control:

1 tsp borax (boric acid)
1 cup sugar
mix with water until it becomes syrup, very effective for me.

1 kg of borax is less than Php200.

Dumb mistakes will always be dumb mistakes, unless . . . . you learn from it, and then it will be learning experience.

Oo nga ano, boriC acid is sweet by itself but poisonous. Try ko nga, naturingan pa naman akong chem engr:D. Dito sa Amin ang lalaki ng langgam buti na Lang Hindi nangangagat:thanks:

Hey there bro archer_21,

Brad not to disappoint you here, now I know how it feel to have your own house which everyone dreams of having one really, you just have to accept the fact that most raw houses made by contractors who does raw houses by " bultuhan or mass housing " eh medyo may pag ka palpak. For your repairs, you will have to prepare some funds or budget so that you can address the mistakes you see in the construction.

With regards to bubbling paints on the walls, possibly hindi linason and wall plus maybe the painting contractor used enamel and not latex paint which is really for concrete walls. Possible solution is to scrape those flaking or bubbling paints, then do some manual sanding of the walls little by little so that it won't be to dusty or messy. If you prefer to DIY it to save on labor cost you can apply wall putty yourself also to remove those hairline cracks and even out the surface of your wall. The hairline cracks are common to finished cement plastering na hindi linalason. 😮 Then you can repaint your wall/walls with semi gloss latex paint.

For your electricity situation, consult a licensed electrician, have your lines and circuit breakers checked and if needed upgrade to a higher amperage. 😉

Possibly the tiles used outside were of low quality that is why it fades fast, would you be amenable to replacing those tiles or see first by applying floor wax and polishing the floor extensibly ???

if its grounded? most probably your breaker will shutdown.
upgrading your circuit is not advisable unless there's a lot of load in your breaker line, otherwise, it will be unsafe, computation is a key to this.

* yung kuryente nag bi-blink.. - blinking current? or fluctuating current? hehehe
try to Volt Meter if its fluctuating or not, you can also check if your input voltage is below 200V.

you can verify your problem in your friendly neighborhood about your problem, if yes, it may be your meralco transformer which is underload - or someone is tapping illegally in your area - especially yung mga nagwewelding.

it might be the bulb, especially if its cfl. as per doc v
it might be the splicing as per zepol

since you mentioned there a lot of ants in your area, try to check your switch if there's ants there, try also checking your breaker and the your light fixtures for ants...

please do this safely as you will deal to kuryente, turn off your breaker, lock it with padlock so no one can turn it on while you are doing the troubleshooting...

i was told that an acrylic emulsion undercoat will prevent paint bubbling in case of seeping moisture. i think a layer of mortarbond on raw concrete will work as well. but for me, i'd rather know about leaks sooner than later. paint problem's an early sign of water damage, concrete spalling's a late sign. and once the rebars spall, the damage's already there :(.

i strongly suggest ruling out leaks before refinishing. it's not just from the roof, baka sa firewall, or worse from embedded pipes. pvc pipes don't rust but minsan bumibigay yung mga fittings.

unfortunately this is all first-hand experience. 🙁

also, regarding upgrading breaker - don't. the wire determines max safe load. kung 15amps ang rating ng circuit mo, putting a 30 amp breaker just allows you to overload the circuit. common cause of flicker is the light switch, minsan maluwag sa loob.

we dont have the facts bro from the house owner...but yes we need to know first if there are really water seepage and to find out where it is coming from. otherwise, all other measures will be futile.

last summer i have had my exterior wall treated with a new siliconized paint coat...three coats in all and was satisfied with the results. moisture allows the growth of molds..and molds is my enemy for my allergic rhinitis.

sorry to hear about your allergies, i've been living on flixotide for years. unfortunately router and sander dust's one of my worst triggers. even with a hepa mask - once you remove it the residual dust still gets in somehow. 🙁
