Repainting - help I bought cheap paint

Okay guys, don't beat me up too badly.

I built my house two years ago (all cement) and now the entire thing needs a new paint job.

The roof (flat cement) is especially bad. After the cement cured the foreman:
- used a local neutralizer
- used a white primer coat - like Davies I think
- used top coats of WeatherGuard elastomeric paint.

I don't think the cement was sealed with a concrete sealer.

Fast forward 2 years - the pain first bubbled, now i can tear it off in sheets it feels like dried cardboard...

So, what's the best way to fix this?
1. hire someone to scrape and sand the paint down to the cement then re-prime with something like Boysen and repaint with Boysen?

or just sand the bubbles and put a layer of boysen primer and then paint on top?

Is Boysen the best brand? In the states we had paint that would last 10 years or so before needing a repaint - what's the equivalent here?

Do they need to take it ALL THE WAY down to where it's just gray concrete with a ghosting of white?

Should they use a chemical stripper? The reason I ask is I have a pool and when I tried sanding a wall MAN did it create a crap load of white dust - went everywhere..

Hehehe, Nobody beats up anybody here, we just try to help and share what we can to members in need of answers.

I guess you had complete trust with your contractor and his foreman when you constructed your house 2 years ago. But as I see it there's some lacking procedure in waterproofing your concrete slab roofing. I am not an expert here on this field but I do believe after applying some concrete neutralizer, a concrete sealer was supposed to be next then probably it should have been applied also with several coats of bituminous compound to totally isolate the concrete slab from the open elements.

Anyway with your pressing problem now and seeing the top coats bubbling and peeling off, I can feel that it will entail some steep expenses that you will face. Repairing it at this time will be the best since we are now facing summer time. If I'm in your shoes, you can DIY it yourself if you have the time or hire some people to strip the entire paint application down to the bare concrete and do some sanding as well, reseal the bare concrete slab, isolate it from the outside elements then reapply new waterproofing paint. Oh by the way, cause of bubbling of the topcoat paint is water seeping already under it ( primer coat and elastomeric paint ) and probably in the long run it will be creeping slowly the entire slab so it will be useless to just sand/scrape that portion and just repaint it. 😮
Or perhaps after sealing and waterproofing the slab you could just tile the entire slab flooring, I am saying this coz I was only thinking you could probably be using and having some activities on that flat concrete slab.

By the way how big is your concrete roofing slab ? I can recommend using DRYLOCK waterproofing paint, the acrylic base or the THOROSEAL waterproof coating, these are known to waterproof concrete water tanks and swimming pools and concrete slabs and concrete walls. Get in touch with their offices/sales reps for more information. :attack:

OUCH....

man, that is NOT what i wanted to hear. but yes; you're right - the best thing to do is to do it right this time. scrape and sand down to the concrete, then seal it and paint it. that's a lot of money and time.

my roof is about 250sqm. but the entire house needs a repaint. what a mess!

it seems almost easier to just put a topcoat of cement on it. but scraping is probably better. I can do it myself but it's so time consuming and messy.

i thought about tiling the roof, but i read mixed messages. some people say it waterproofs the roof, but i think it's only as good as the grouting - maybe you have a leak in the grout and then you can never find the place it's leaking from... i would like to use some kind of seamless rubber compound - but never can find the right people. already i have two hairline cracks in the roof that leak water during monsoons.

okay - looks like i have some work ahead!

rather than endless scraping - has anyone had luck with a pressure washer?

I've been to a similar situation (removing old paint). I used an angle grinder with a wirebrush. Better if your grinder is variable speed.

I tried that as well, went to Wilcon and got an angle grinder and a wire cup brush - used it on a 1m2 area - eventually it did take the paint off, but it sort of 'polished' the concrete black as well. it wasn't easy work.

I just remembered that during the product seminar last year 3M showed us different abrasive products that can be used for stripping paint.

And a calling card happened to by lying around my desk.

Try calling Kiko Tiangco of the 3M Phils' Abrasives Division. I'm sure he can recommend something more effective.

Hi there again Ghost,

250 sq mts is not really that big, well for me, the floor area is still manageable. I t may look to be time consuming if you will do it all at ones, if you will DIY it, try to divide your flooring by applying grids on the surface, let's say 1 meter by 1 meter, yes on the entire flooring and from there you can work on it one square at a time and see your progress how many squares you can scrape the paint in a day. You can even employ some one or ask a friend or a cousin to help you out. Just give him some merienda or meals or some pocket money.

I have some sort researched your problem, and there are several ways to remove that peeling paint, it can be done by Sand blasting, Shot blasting, Power pressure cleaning and by Chemical removal or stripper. The first three are the messiest procedure and you will need some equipment and some people to hire to use those equipment. Plus it will be dusty or kinda tacky everywhere, your drain pipes might get clogged during the process.

The last one, Chemical removal or applying some paint stripper is the most ideal way, its not messy and you can have the control over the entire flooring. You apply the stripper by brush and after 4 to 6 hours, you can start scraping the crinkled paint with a firm paint scraper. If you do it this way one sq meter at a time, you can pile up the stripped paint in a container, there will be no dust anywhere or some fluids/liquid residues covering your flooring.
