Hi everyone, I found this community searching for info in the net about building a new house. I had a crash course on the basics of house building, when I had our house built 17 years ago. It was basically contracted out for he basic structure, and then I put in the finishing in separate contracts, plus I installed extetension whenever I had money. I never saw the building plans and I don;t know if there ever was one.

Now I am about to build a new house and I want to do it right this time. I want to go thu the making of all the plans and it's implementation with a hired professional engineer. With my experience with contracting in developing my present house, i saw the disadvantage of including the materials in the contract. Andyan na papalusutan ka ng mga unbranded materials or paint repacked in branded containers. Also, as the contractor basically leaves the work to his foreman, minsan nauubusan ng materyales at gagawan ng paraan ng foreman using whatever scrap he can get a hold on. Thus I have decided that I will contract out the labor part only.

To be able to do this, I am arming myself with knowledge from different house construction fora and info I can find in the net. Now I will find myself busy backreading the threads so that I could post meaningful questions.

Hi bugadek thats my problem right now San po mas makakatipid pakyaw na all in labor at materiales or pakyaw for labor lang ako sa materials. Balak ko po magpagawa ng kitchen area with laundry sa tabi (2meters x 4meters ata) tas sa interior papalagay ako ng granite tiles and partition metal furrings and hardiflex.

Javid, mas prefer ko ako bibili ng materyales, para sigurado ako sa quality and quantity, it makes good business sense that contractors will, aside from his profit, include a contingency amount for materials wastage, pag walang waste, dagdag profit nya, also, the procurement expenses allied with this (mainiy delivery charge) ay nakapatong na rin sa quote nya sayo. Pag medyo minalas ka na makakuha ng patakbuhin na contractor, maari pa nyang magamit ang pera mo sa ibang bagay at syempre hahanap yan ng paraan kung saan makakamura para matakpan ang kakulangan, pag talagang malas, iiwanan nya ng hindi tapos ang project.

Same here! Mas mabuti pa talaga kapag ikaw bibili ng materyales.

Ang isa naman kasi sa mga main reasons kaya nangongontrata sila ay para kumita sila.

Ang tendency ng contractor, bibili siya sa kung saan siya makakamura, maybe sa ibang lugar. Pero ang price na akala mo ay sa tindahan sa iyong locality. Plus, may tsansa rin siyang bumili ng substandard materials.

Trust me, from my own experience. Ang nangyari, ang nipis ng binili niyang hardiplex pangkisame madaling mabasag. Kayang kaya baliin ng daliri.

Ok po sige po salamat. Pano po kaya presyuhan sa labor kung arawan po o pakyaw ba? Sa pakyawan totoo ba na x2 ng presyo ng materiales?

Depende po sa usapan niyo kadalasan. O sa hirap ng tatrabahuin. Yung iba naman bumabase naman din sa presyo ng materyales. Kunwari 5k nagastos mo sa materyales, 2.5k ang labor na hinihingi nila. Nagkaroon ako ng ganitong experience nung nagpawelding ako ng angle bars na pangbakod. Akin lahat ng materyales.

, as what the others has mentioned and from my experience, its better to buy your own materials. you need to have a good estimate of the materials, the more detailed the better.
if you have a house plan, you can estimate the materials yourself based on the plan. refer to the old posting under house contruction on how to make the estimate base on the house plan.

as for the labor cost, you can use the minimum labor cost in your region, its different in every PH region. here in south cotobato, when we constructed our house, the non-agricultural minimum wage was at P279 per day.
for supervisors, i paid him 50% more of the labor cost. you really need to verify how good he is by asking around your area on the other houses he has made.
for the foreman, its 100% more of the labor cost. the foreman must know how to read a house plan, its that important.
choosing the supervisor and the foreman is critical if your going to manage the construction of the house by yourself becauase they are the ones who will drive the project.

arawan or pakyawan? it depends on how good or familiar you are with house construction. if you don't know anything, then go with arawan and simply fire yung mga tamad based on your observation. note that this assumes that you have a lot of confidence with the quality of work of the foreman and the supervisor ... cheers
