Hello I'm Marc from Pampanga, just would like to ask help from you guys regarding selling properties. I have a house and lot situated near Tagaytay and I wanted it to know what's the best possible way on determining the fair market value of the Lot. I have approached my neighbors (btw I don't really live there it's an ancestral house of my parents) and I feel I'm being short changed cuz they themselves have an interest on the property. Based on my researched I was able to determine the BIR zonal value of about PHP2,500.00 (since 1997) per sqm and my neighbors are telling me that buying rate the lot there is around PHP4,500.00, only an increase of 2k for 30yrs? Wow, still I'm looking at hiring a professional assessor but before I do I would like to ask from your experiences, what do you think is the fair market value, is it safe to say that fair market value is 4x the zonal rates?

Usually market value is a lot higher than the zonal value. Ginagawa ko jan tumitingin ako sa olx Kung magkano bentahan ng mga lupa dun sa area at nagtatanong din ako ng mga lot for sale within the area. Example saken ung zonal value ay 1200 per sqm LNG pero ung bentahan or market value ay 6k na. Ung zonal value matagal talaga mag increase un kasi matagal mag update ang gobyerno.

Thanks Jantech, I'm still looking for nearby lots being sold and the price they are demanding, pero yun nga malayo talaga ang zonal value sa inyo nga it's 5x the price. Good idea sa OLX I'll try that din 🙂

Kailangan mong alagaan ang lahat ng mga detalye habang nagbebenta ng nasabing pag-aari. At kapag bumibili din. Labis akong binabayaran ng pagkuha ng bahay dahil hindi ako sapat na maingat kaya ngayon mayroon akong malaking problema sa pananalapi. Minsan wala akong sapat na pera upang bayaran ang aking mga bayarin kaya karaniwang kailangan kong harapin ang https://paydaygorilla.com/ph/ . Hindi bababa sa tulad ng mabuting nagpapahiram ng utang na pautang umiiral at hindi ito mahirap na makakuha ng ganoong pautang. I would not be surprised if by now you still haven't sold your house, because in this economy the real estate is not selling well. But tell me, why do you need to sell it? People here are right, if you just need some cash, you could take a loan http://payday-loans-cash-advance.net/DC/ that would help you to overcome difficult times. Though I really don't know your situation.
